PRE-CONSTRUCTION

We streamlines the pre-construction process by providing specific digital takeoffs of all project areas. Our engineers and architects balance cost-effective designs for finish materials. In addition, we regularly accompany clients and realtors when contemplating a purchase to evaluate the current conditions of property and convey its potential.

EXPEDITING

Years of experience, clients rely on JAD’s knowledge of the New York City Department of Buildings to navigate the intricacies of municipal requirements and secure project approval. 

Working with the applicant of record and the client, our expediting team creates a filing strategy that considers client requirements, constraints, and budgetary concerns. Experienced with all types of filings: Interior, Exterior, Structural, Mechanical, Plumbing are familiar with the requirements of municipal agencies regarding each one. We also provide consultation on building and zoning code issues with obtaining permits, and handle violations research and dismissal. From interior renovations to large-scale projects our firm will expertly and expeditiously manage the filing process from inception to approval to sign-off. 

CONSTRUCTION MANAGMENT

The underlying goal of construction management (CM) is to control the schedule, cost, and quality of a project. These three factors, referred to as the “triple restraint,” must work in harmony for effective CM. This calls for keen supervision from beginning to end.

Our firm manages the critical responsibilities of entire construction projects—from bids and permits, right through the punch list. Our team also handles the fine details related to pre-planning, design, and engineering. This includes hiring and overseeing specialized subcontractors to perform all portions of construction. We have experience managing large-scale commercial plans, and always direct the building process with purposeful intent.
